You may think letting a property out is as easy as signing a few papers and handing it over to the managing agents to do the rest. Well, this is not the case. First impressions count and in this article we'll discuss ways of preparing your property for the rental market.

So whats involved?

Presenting a property before leasing it out is critical. Remember that first impressions count. Presenting the property in a clean and orderly state can save you thousands in the long run. Tenants know end of lease cleaning is important however owners tend to agree that before letting the property out having it cleaned professionally is just as vital.  

Remember, prospective tenants will judge the property from the street and that can make or break the deal. Having the external part of the property looking great is a big deal. Clean up the gardens, give the external part of the house a pressure wash if needed and definitely remove the good old cobwebs. If you can afford to give the place a paint, that’s definitely one that will get your money back in the long run.  

Internal Cleaning

Clean the windows. Real estate agents love it when they’re doing an end of lease cleaning inspection and they see the windows sparkling clean. Giving the front door a good wash down is also a handy tip. Remember to clean around the door handle as this can get quite grubby and most people seem to overlook that. Make sure there is no rubbish or power tools etc lying around in the front yard. You want it to come across clutter free, clean, fresh and relaxed.

 Internally there are lots of areas that I won’t be able to cover in this article however the most important areas are the kitchen and bathroom. Having the kitchen cleaned professionally by a top cleaning service or end of lease cleaning company will save you having to do the toxic cleaning of the oven, range and stove-top yourself. Plus, you don’t want to be breathing in those gasping fumes.

Think Like a Tenant

The bathroom needs to be gleaming. Having the tiles and shower area done professionally once again by a professional cleaning service will pay dividends. Put yourself in the tenant’s shoes and imagine what goes through their mind. They’ll be thinking ‘wow, it’s so clean’! This will cement the thought to keep the property the way they found it and give it the respect it deserves.

Lastly, think of ways to brighten up the property. Do a walk through each room to make sure you haven’t missed anything during the cleaning process. Once again remember...first impressions count.
